PROPERTIES LOCATION:

Orlando and surrounding Metro area - Orange, Seminole and Osceola Counties.

Qualifications

• EPA Certification is REQUIRED

• 5+ years experience in maintenance or residential rental properties (apartments, condos, houses)

• 5+ years experience with apartments and houses make-readies, turnovers, and light rehabs

DAILY MAINTENANCE DUTIES:

• Work in a team environment and take direction from Maintenance Operations Manager, Asst Manager, and/or Technicians.

• Complete daily maintenance/repairs and Work Orders including: inspections, diagnosis, troubleshooting, and repairs.

• Drive between corporate office, property sites and materials/parts location within the day to perform duties.

• Maintain accurate records of work performed (pictures and written description).

GENERAL/CARPENTRY/DRYWALL/PAINT:
- Minor drywall repairs/patches.
- Apply and blend texture.
- Touch up painting.
- Minor cabinet/countertop repairs.
- Cleaning.

PLUMBING:
Remove and replace:
- Toilets, sinks, faucets, and shower heads.
- Water supply lines and shutoff valves.
- Bath/shower valves.
- Water heaters.
- Garbage disposals.

ELECTRICAL:
Remove and replace:
- Light and fan fixtures.
- Switches and receptacles.
- Install and connect appliances. (OTR Microwaves, dishwashers, garbage disposals, etc.)

HVAC (Air Conditioning):
- Troubleshooting issues.
- Repair, Remove and Replace parts.
- Including: Coils, Freon, Compressor Fan / Capacitor, Drain Line, etc.

APPLIANCES:
- Troubleshooting issues.
- Repair, Remove and Replace parts.
- Including: Refrigerator, Stove/Range, Washer/Dryer, Microwave, etc.

PUNCHLISTS AND TURNOVERS:
- Make Readies repairs list for tenant / resident move-ins.

OTHER JOB REQUIREMENTS:
- Log Time In and Time Out for all jobs.
- Take "before" and "after" pictures of repairs.
- List all materials used and turn-in receipts.
- POSITIVE ATTITUDE.
- DO THE RIGHT THING.

WORK LOCATION:

Orlando and surrounding Metro area - Orange, Seminole and Osceola Counties.

WORK HOURS:
Mon - Fri 8:30am - 5:30pm, plus rotating on-call schedule for after-hour emergencies.

AT RENT PROSPER, WE HAVE VERY LIMITED ON-CALL RESPONSIBILITIES. EMERGENCY ISSUES ONLY.
