Job Title: Superintendent

FLSA Status: Exempt

Summary

Directs activities of workers engaged in operating and maintaining facilities and equipment in buildings or apartments by performing the following duties through subordinate supervisors.

Essential Duties and Responsibilities include but are not limited to the following. Other duties may be assigned.

· Ensures the physical plant(s) is in good repair and operational according to all codes, rules, Laws and regulations.

· Performs inspections of all areas and maintains appropriate logs and forms.

· Ensures readiness of all units for occupancy within 30 day period.

· Works cooperatively with other department Directors;

· Inspects facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.

· Assigns workers to duties such as maintenance, repair, or housekeeping needs and obtains bids for additional work from outside contractors.

· Directs contracted projects to verify adherence to specifications and applicable rules, codes, regulations and Laws.

· May request approval for purchase of housekeeping and maintenance supplies, machinery, equipment, furniture.

· Plans, administers and oversees operations schedules for conformance to required regulation, code and policy.

· Works cooperatively with Clinical staff to maintain oversight of program functioning.

· Maintains storage inventory and transports necessary items when needed.

· Performs written evaluations and supervision of appropriate staff according to policy.

· Maintains supervisory meetings of an individual weekly basis and monthly staff meeting. Maintains appropriate logs and written minutes.

Education and/or Experience: Minimum High School Diploma or equivalent. 3 Years experience in maintenance/housekeeping area. Computer Literate with knowledge of MS Word and MS Excel.

Bilingual a plus

Salary Range $49,000-$52,000

Certificates, Licenses, Registrations

Boiler License Required, Building Maintenance training, electrical, locksmith and plumbing training helpful.
