Job Title: Senior HVAC Technician

Reports To: Senior Facility Manager

Summary of Job Description:
The Senior HVAC Technician supports operation, maintenance, inspection, and maintenance processes to mechanical, electrical and plumbing equipment and systems in assigned facilities. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

Primary Responsibilities:
Maintaining and repairing HVAC units in lab and office environment
Troubleshoot customer service calls for temperature control inside our buildings
Ensures that all appropriate R&M data (e.g., material costs, contract labor costs, JLL effort) is captured on a work order.
Review and analyzing system data and developing initial recommendation with applicable manager on any maintenance changes (job plans, etc.), upgrades, replacements, etc.
Cross train and / or back up, as appropriate to the advanced level.
Maintain up to date and complete system documentation in CMMS for all repairs or changes to the system.
Monitor the operation and make adjustments on: HVAC, hot water systems, chilled water, and air conditioning equipment, boilers, heating and ventilating equipment, domestic water heaters, pumps, valves, piping and filters, other mechanical equipment, record readings and make adjustments where necessary to assure proper operation of equipment.
Analyze the operation of various systems, determine the root cause of any problems / malfunctions, and make recommendations to management on the corrective action as required.
Performs preventive maintenance on all base building and critical HVAC system equipment which includes but not limited to assembling all tools, performing work with a minimum amount disruption, conducting immediate clean-up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to Manager.
Maintains tools and orders supplies as required for installation and repairs.
Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.
General interior maintenance – hang pictures, repair office furniture systems, etc.
Minor plumbing repairs
Moves office furniture, machinery, equipment and other materials as requested
Any/other duties as assigned

Qualifications
HVAC Certification Required
High School diploma
Knowledge of OSHA standards and local codes.
Strong interpersonal skills, ability to communicate well in both oral and written reports
Familiar with computer equipment, Windows operating system, and CMMS programs.
Ability to lift up to 50 lbs.
Ability to operate electric hand tools, work on a ladder up to 28’, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle.
Ability to work in close places such as closets, crawl spaces, attics, vaults, etc.
Respond effectively to all emergencies.
Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
Complies with all policies for the safe storage, usage and disposal of hazardous materials.
Participate in ongoing technical, safety, and operational process training programs
Maintains a clean and safe work environment and maintain compliance to State, County, or City Ordinances, Codes, or Laws.
