Job Title: Maintenance Technician
Department: Property Management Dept.
Report to: Maintenance Supervisor
Status: Full time, non-exempt

SUMMARY
American Family Housing provides affordable housing throughout Orange County and LA County to the most vulnerable families and individuals through continuum support and services, enabling them to reach their highest level of self-sufficiency and community integration. The onsite Maintenance Technician is responsible for performing janitorial, maintenance repair and renovation services for the Tahiti Apartments. This position performs day-to-day maintenance and repair, and will ensure that the agency operates clean, safe, and well-maintained facilities that meet industry and funding source standards.

ESSENTIAL DUTIES & RESPONSIBILITIES

1. Complete repairs and facility rehabilitation, including interior and exterior facility grounds, buildings and equipment
2. Implement/follow a system for cleaning, repair and maintenance of facilities to ensure that all requests are completed within industry standards and/or as otherwise assigned.
3. Implement/follow a schedule of regular evaluation and preventative maintenance/repair tasks of the facilities ensuring the safety of the buildings from fire, flood, and other hazards
4. Review and report the operation and condition of electrical, HVAC, plumbing, and other essential systems and equipment on a continuous basis to minimize unplanned downtime, solve problems in a timely manner, and identify areas in need of improvement
5. Maintain accurate records of the condition of systems, equipment in all buildings, and inspections
6. Maintain inventory of supplies and tools
7. Assist with set-up and clean-up of major events and with the pick-up, loading, and unloading of supplies and donations
8. Communicate regularly with all members of the team, to ensure effective two- way communication concerning maintenance issues
9. Implement policies and procedures that affect the use of supplies, equipment, and maintenance
10. Be available to take after-hours emergency maintenance calls as assigned

QUALIFICATIONS

1. Minimum two years’ experience as a Facilities Maintenance staff in a residential building, or an equivalent combination of education and experience
2. Experience with residential building maintenance including: plumbing, light construction and structure repair, routine electrical, preventative maintenance tasks, and HVAC problem diagnosis
3. Computer literate
4. Current, valid California Driver’s License with an acceptable driving record
5. Effective interpersonal communication skills and the ability to work effectively with a wide range of constituencies in a diverse community
6. Self-starter with the ability to stay ahead of the curve and thrive in fast-paced work environment
7. Working knowledge of workplace safety and illness and injury prevention practices

WORK ENVIRONMENT

1. Field (may need to travel) and indoor office environment
2. Will necessitate working in busy and loud environments
3. Will be exposed to elements like cold, heat, dust, noise and odor
4. May need to bend, stoop, twist , stand and sit throughout the day

Job Type: Full-time

Pay: $21.00 - $24.00 per hour

Schedule:

  • 10 hour shift
  • 8 hour shift
  • Monday to Friday
  • Weekends as needed
