Maintenance Manager/Technician

Seeking a highly motivated, experienced, preferably bilingual Maintenance manager for a commercial and residential, multi- building campus. Must have trade experience, a customer service mentality, organizational and leadership skills, good communication skills and the ability to work unsupervised.

The location for this position is just off I-91 and I/84 in Hartford, CT. Our multi-building campus contains commercial office space, residential apartments, schools, retail establishments a credit union, a brewery, a cafe and more. We are a small company with a 10 person staff and we foster a friendly work environment along with a healthy work life balance. It is a diverse, pleasant and interesting place to work and we are looking for someone who will be a good fit for our team.

Job Description:

· Mechanical experience and a mechanical aptitude are required. Some HVAC and Electrical proficiency will be needed, a trade license is preferred, but a degree of on-the-job training is expected. The candidate must have experience managing a small team of maintenance workers. This is a working Manager/Technician position. The chosen candidate will manage a four-person mechanical maintenance staff, oversee a small janitorial staff and also perform work order repairs and other maintenance duties.

· Responsible for leading, coaching and assigning work to the maintenance staff. Must speak excellent English, but the ability to also speak Spanish would be ideal.

· Performs and assigns work orders to repair and maintain mechanical, electrical, plumbing and other equipment found in commercial buildings and residential apartments. Including heating and air conditioning equip., water heaters, plumbing fixtures, door locks, hinges, door closers, lighting, ballasts, emergency lighting, parking lot lighting, knob sets and many other devices. (Some on the job training is available if needed)

· Managing and meeting schedules relating to the painting, drywall repairs and cleaning of apartments for rent is a big part of the job.

· Painting and drywall repair abilities are not a requirement of this position, but the ability to perform this type of work is a plus.

· Responsible for managing the Preventive Maintenance and safety program.

· Interfaces with tenants, contractors and vendors including calling and scheduling vendors for fire alarm, fire sprinkler, elevator, parking lot, larger electrical, larger HVAC repairs, etc.

· Performs or assigns preventive maintenance duties and keeps updated records.

· Parts and air filter ordering to maintain a functional inventory.

· This position does not require an on-call rotation. Although it is not common, the manager will occasionally be called in for difficult issues or emergencies.

· NOTE - There are multiple onsite resources that can be called whenever needed for guidance or advice. The new hire must have a good skill set with experience, but certainly will not know everything. However, help or guidance is a phone call or text away.

Skills

Required

· Some degree of Mechanical/Electrical/HVAC proficiency. The more the better.

· Good to excellent English-speaking skills (Spanish speaking ability is huge plus)

· Ability to interact calmly and professionally with a diverse tenant base, including residential.

· Ability to follow through and follow up.

· The ability to manage people and processes along with Supervising experience is absolutely required.

· Attention to detail.

· The ability to multi-task without items falling through the cracks is critical.

· Strong organizational skills are needed.

· Some computer experience is needed. Using the work order system and writing communication emails are an integral part of the job.

· Decision making ability is a must.

· Ability to guide and provide corrective criticism to the maintenance team in a minimally abrasive way.

· Some OSHA and safety training is required.

· The ability to climb ladders, stand for long periods and occasionally lift up to 50 lbs.

· Must have a valid driver’s license.

· Must be authorized to work in the U.S. without a time limit.

Experience

· 5 years or more or working in the trades or in a general mechanical maintenance position.

· 3 yrs. of supervisor experience.

Pay commensurate with experience with some flexibility beyond the posted amount. Benefits include; paid holidays, health insurance, 401k match, vacation time, personal time and sick days.

Job Type: Full-time

Pay: $30.00 - $42.00 per hour
