General Summary

Under general direction, the Construction Maintenance Technician is responsible for performing a wide variety of general construction and maintenance duties and services related to quality, and safety standards for construction projects. In addition, this individual will support work orders, turns, and general maintenance and upkeep of the community buildings, grounds, and surrounding landscape. In alignment to the Company's brand strategy of Building Connections, this role is going to focus on creating positive, unique, and memorable experiences for our team members, residents, and customers.

Essential Job Duties and Responsibilities

  • Inspects and maintains sidewalk closer signs, barricades, and construction fencing.
  • Sets up and maintains temporary pumps at lower level of structure and Elevator pits during the construction process.
  • Sets up, operates, and maintains tire washing operations when needed to comply with City ordinances related to tracking dirt and debris on to the city streets.
  • Maintains the exterior perimeter of the project and keeps clear of weeds and debris as required by the City of Charleston.
  • Installs and maintains construction signages.
  • Self performs miscellaneous Carpentry and trade scopes upon request.
  • Assists in enforcing all job site regulation, and safety precautions and monitors side accordingly.
  • Prepares a daily log of activities and work performed for documentation.
  • Conducts building, unit and site clean up activities upon request of construction team members.
  • Cleans and maintains construction office, construction restroom facilities, company tools and storage areas.
  • Performs on call emergency services as required.
  • Maintains and conducts inventory of onsite stored materials.
  • Conducts all other miscellaneous tasks required by construction staff.
  • Responsible for general construction and maintenance as required.
  • Completes other projects as required and assigned.

Work requires strong knowledge and technical skills associated with light carpentry, plumbing painting, electrical, HVAC, pool maintenance, and installation or repair of window coverings.

None, however, the ability to achieve results by working with others within the organization regardless of the reporting relationship, is a critical success factor.

Minimum Qualifications

Minimum of five (5) years of multifamily residential construction experience; or equivalent combination of education and experience required. Maintenance and repair experience desired for residential, retail, or commercial property management. Skill and experience servicing and repairing items associated with carpentry, painting, plastering, heating and cooling, and minor electrical tasks, OR High school diploma or equivalent; vocational training, and one year of maintenance and/or service experience; OR equivalent combination of education and experience.

Physical Demands: While performing the duties of this job, the employee is regularly exposed to
wet and/or humid conditions and outside weather conditions. The noise level in the work environment is usually loud. The employee is occasionally exposed to moving mechanical parts and high, precarious places. The employee will be required to stand and walk regularly; handle or feel objects, reach with hands and arms; talk and hear. Climbing, balancing, stooping, crouching, lifting, and crawling will also be required; specific vision abilities include close vision, distance vision, and depth perception. Work requires the ability to maneuver apartment fixtures, maintenance equipment, grounds equipment, and appliances with the aid of moving equipment if needed. If weight exceeds seventy-five (75) pounds, then a team member would assist.

Work Environment: While performing the duties of this job, the employee is exposed to hot or cold
environments, depending on the task being completed at that time. May also be exposed to awkward or cramped positions throughout a workday.
