Carpenter and General Maintenance Worker
Canal Pointe Condominum Associates is currently recruiting for a Carpenter and General Maintenance Worker for a community in Princeton, New Jersey.

The Maintenance employee is responsible to perform maintenance duties which assure the preservation and upkeep of all buildings, fixtures, equipment and property of the Association. The Carpenter/Maintenance will provide the physical services for all repairs and renovation programs requested by the Association and/or Property Manager.
Duties Include:
A. Perform all general maintenance repairs, such as: carpentry repairs, minor plumbing and electrical repairs, bulb replacement, minor masonry repairs, minor roofing repairs, minor painting and other related services at the direction of the Property Manager which are necessary to address problems or conditions that require attention.
B. The Maintenance employee will perform the physical duties required to correct emergency conditions such as, but not limited to, fire/smoke alarm system repairs, an emergency situation may be defined as an occurrence which may threaten the well-being of the residents or cause potential physical damage to the association property or the property of a unit owner. The physical duties include cleanup efforts after the condition is resolved even if effort requires working after normal working hours.
C. Provide written lists of noted deficiencies within the buildings and upon the common property, as well as any witnessed violations, to the Manager. The list should outline specific conditions or situations, exact locations and a recommendation for repair or corrective action.
Maintenance employee should, when possible, perform necessary repairs and notify the Manager that deficiency has been corrected.
D. The Maintenance employee should be familiar with all facets of the buildings and systems, e.g. common electric breakers, water shut off valves, life safety systems, mechanical systems to the support buildings, etc.
E. The Maintenance employee is required to document all work performed on the forms provided by the Association including materials used, work performed, time required to complete work, etc.
The Ideal Candidate should have:
A. Must be able to work on extension ladders up to 3-story buildings.
B. Must have their own battery and hand tools.
C. The Maintenance employee should be able to prioritize maintenance request orders.
Hours of Work: 8:00 A.M. – 4:30 P.M. Monday through Friday, with a one-hour lunch break.
Job Type: Full-time
Pay: $53,000.00 per year

- General Maintenance: 2 years (Required)
License/Certification:
- General Maintenance Knowledge; HVAC, carpentry, etc (Required)
