Location: Houston, TX
Salary: $30.28 - $45.67/hr

ESSENTIAL FUNCTIONS
Primarily responsible for overall operation and maintenance of the campus day to day operations in the client-facing facilities and associated major components including: General building infrastructure, building automation control systems, plumbing, carpentry and handyman services, kitchen production equipment, and other mechanical and electrical equipment.
Meets with teams daily to establish and manage work schedules related to CMMS system.
Addressing and reporting any problems/malfunctions on an as needed basis
Performs preventative tasks when required
Oversees repairs and P.M. of building systems; determines frequency of repair and/or P.M. for building systems including coordinating service contracts and managing financial assets.
Ensures the availability of an adequate inventory of tools and other supplies to operate the building equipment and maintenance program.
Develops sources for stock materials
Performs periodic checks of inventory levels and equipment conditions.
Manage and execute any additional tasks as assigned by direct manager or superior.

SAFETY
Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment.
Implement, administer, and manage safety training program for team.
Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure.
Maintain all infrastructure and compliance documentation for the building including up-to date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.

LEADERSHIP
Directly manages a team of building engineers. Includes direct supervision of team, training and development, performance management, scheduling, etc.
Ensure that the permit to work process is a well-understood process among the building staff, engineers, and contractors who perform work on the building’s critical infrastructure.
Audits work executed by team to ensure quality and KPIs are met.
Critical role in org. Strong operational skill sets, and team management required.

TRAINING
Provides training and support aimed at expanding the capabilities of the operations staff
Demonstrates the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.

EDUCATION AND EXPERIENCE
Associate Degree in and engineering discipline or equivalent work experience
5+ years facility related work experience, including customer service, leadership, and supervisory experience
Managerial experience required.
Comprehensive knowledge of maintenance processes.
Understands aspects of proactive and predicative maintenance.
Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, and electrical systems engineering and operations.
Working knowledge of computer applications, including Microsoft Office and CMMS systems
Demonstrated verbal/written communication skills
Proven record of excellent internal and external customer service

CERTIFICATIONS AND LICENSES
Certification as a Universal Technician for CFC’s (or within 90 days of employment)
Operating Engineers license (SMA) or equivalent
